Pets & Parking Policies - what you need to know
PET FRIENDLINESS
- While they’re man’s best friend, dogs can reek havoc
on lawns and anger many neighbors for the things they do, and what
their owners do not. It has been a serious issue though; pet owners
not appropriately picking up after their pets. Although it is perfectly
acceptable to walk your dog throughout the community, it is not
acceptable to leave a mess behind. Article XI, Section 12 of the
CC&R’s states that “No pet shall be allowed outside
a lot except on a leash. No pets shall be permitted to place or
have excretions on any portion of the property unless the owner
of the pet physically removes any such excretions from that portion
of the property.” Pet owners should carry a bag with them
at all times. Not all potty-breaks are planned, and you must be
prepared!
- As a courtesy to all neighbors, please immediately remove all
pet waste from the property and securely place in one of the many
dumpster's provided. This rule applies to everyone, and every yard.
You may not leave pet waste in your own yard either. Dog feces may
contain serious bacteria and viruses that are harmful to other dogs,
and people. It's in a dog’s nature to eat the feces of other
dogs. With pet waste littered throughout the community, you risk
your own pet’s health and the health of other pets by leaving
a mess. This is the same grass that we walk in and our children
play in. If you own a pet, be responsible and clean up after it.
- If you notice a pet owner leaving behind their pet’s waste,
report them immediately by sending an email to petproblems@ospreyrun.com.
Violators will be fined and good neighbors are watching.
WHAT YOU NEED TO KNOW ABOUT PARKING
- Parking has been a major issue for some homeowners
since the very beginning. Many homeowners indicate that they were
lead to believe more than what was delivered and others are simply
not affected by the lack of parking spaces in certain areas. The
way the parking system was designed was to provide an adequate number
of spaces for each of the 290 town homes to utilize two spaces;
one of which is assigned, the other a first-come, first-served unmarked
space for either a second vehicle or a guest. There are as many
spaces as promised, but due to the design of certain buildings,
there seem to be too few spaces in a given distance.
- If you live in an area with congested parking,
you must be considerate of others. Please use your assigned space only.
- You may park any additional vehicles or instruct your guests to park in the next available unassigned space.
- It is never permissible to park on any grass or landscaped area. This is unacceptable. Vehicles will be towed immediately since they may cause damage.
- Only with the expressed permission of another homeowner should you ever park in their assigned space.
- Commercial Vehicles are not permitted to be parked in the community at any time. This includes trailers, vehicles
with company logos and/or lettering, Trucks with a load capacity
of more than one ton, and other vehicles that otherwise indicate commercial use, i.e. extended length trucks
with a commercial-size hitch.
- Recreational vehicles, Jet Ski’s, boats,
or any other vehicle other than a regular passenger care is not permitted to be parked in the community for more than 24 hours.
- The guidelines specifically state that vehicles
may be towed at the owners’ expense. Article IX, Section 15
details the types of vehicles prohibited from the community.
- The Board of Directors has established an agreement
with Stepp's Towing to remove improperly parked vehicles. Vehicles
will be removed at the owners’ expense and will be required
to pay all necessary fines and fees before retrieving their vehicle
from the towing company. We implore you to please be respectful
of your neighbors and park only where permitted so that our community
funds can be used for bettering the community rather than disciplining
disrespectful homeowners.
- If a vehicle is parked in your reserve space,
we request that you be patient and wait at least 12 hours before
calling to have the vehicle towed. If you must tow the vehicle,
you can call Stepp's Towing (813) 621-8651. You will be required
to meet with the tow driver and sign the authorization form. The
individual who's vehicle is towed will have access to the name and
address of the individual whom authorized the tow.
- If a vehicle is parked on the grass, or in
another community area not assigned and is causing damage, or is
a nuisance, or illegally parked in a no parking zone, you must submit your request to tow the vehicle by email.

Only certain individuals may sign for these vehicles to be removed,
and a notification process may need to take place prior to towing
the vehicle per Florida Statutes. Stepp's Towing will not remove
these vehicles without the proper authorization.
